We conduct thorough inspections both at move-in and move-out. Knowing that the condition of the property has been documented through inspections can give both landlord and tenant peace of mind during the lease term.

Our comprehensive property management solution package includes the following inspections:

  • Seasonal preparation inspections (Spring and Fall) to ensure the properties are set up for the changing seasons. We also use this opportunity to ensure that the tenant is taking good care of the property.

A copy of each of the above inspections is posted to your Owner Portal with pictures and explanations of any issues found.

Your Owner Portal allows you to monitor rent collections in real-time in conjunction with our regular monthly Owner report.

Our Resident Portal provides different payment option for our tenants and include EFT/Debit Card/Credit Card

If/when rents are late, we work directly with the tenants to ensure they get caught up asap.

We provide both monthly and yearly financial reporting (15+ reports) accessible at anytime via your Owner Portal. Additionally, we can also provide ad hoc financial reports upon request.

During these meetings we review the past year’s activities, address potential maintenance needs, and plan proactive measures for optimal property performance. We also discuss the current tenant’s status, potential turnover, and Ottawa region market trends.

We ensure full compliance with local bylaws including the Rental Housing Property management By-law (No. 2020-255) link

If tenant-related issues require resolution through the Landlord and Tenant Board (LTB), we will manage the initial process for you. This includes document preparation, filing, scheduling hearings, presenting evidence, and offering paralegal services when necessary.

For any Landlord and Tenant Board (LTB) matters, it is highly recommended to engage a paralegal for representation in Ontario. However, we can attend the LTB hearings alongside you or your chosen paralegal to provide advisory support.

If you’re a non-resident collecting rent in Canada, you must adhere to the NR6 process with CRA. We help our clients prepare and submit NR6 forms, serving or acting as your official representative to ensure compliance with tax regulations
